Our Background
Manchester Property & Development Limited (MPDL) was formed in October 1999. The company is a specialist developer and facilitator in the area of residential and related property development working predominantly in the north west of England, capitalising on the skills and experience of its founding directors and shareholders, Chris Stroud and Roger Holman.
A Chartered Surveyor and
Chartered Builder with a post graduate business management diploma, Chris
spent his earlier career working in large construction firms, ultimately in
regional management, before branching out into
Rogers early career was spent in the family construction and house-building business, having joined the industry as a tradesman. He moved on to site management and ultimately to run his own business specialising in working with housing associations, construction of new homes and property development.
In December 1999, a sister company, Northern Living Limited, was formed in a joint venture collaboration between MPDL and the owner of a Victorian warehouse building in central Manchester. Financed by Bank of Scotland, the redevelopment work to create The Vaults , comprising 24 loft style apartments, was completed in 2002 with the sale of the last apartment. MPDL are an innovative and creative player in the rapidly expanding city centre residential property market in the northwest and further afield.
Our business strategy is founded upon on the expertise of our directors and shareholders in the key areas of property development, namely;
An essential component of this strategy has been the development and use of the extensive network of business contacts built up over many years of operation in the property, construction and house-building sectors.
The inner city residential property market has changed almost beyond recognition, and MPDL has been well placed to capitalise on these changes. Manchester city centre is a wonderful example of how new life can be breathed into neglected and rundown areas, transforming them into desirable places to live. Whilst Manchester was the northwest regional pioneer in city living, the concept has now spread across the region.
As a small business, we are able to operate below the commercially viable entry level of the major developers and we are prepared to look at projects comprising as few as 3 units, as evidenced by a small farm and barn conversion currently being undertaken north of Bury. However, through joint ventures and strategic partnerships, we have developed a number of large schemes. We are able to move quickly to source and secure sites through an extensive network of market contacts and, in most instances, prior to them being actively marketed. We are prepared to invest time in unlocking valuable opportunities which may be stalling as a result of technical difficulties such as land tenure, design, planning or mix of use. Many projects can be made to be viable with the introduction of a little innovative thought.
We have formed strategic alliances with a number of residential developers and have acted as introducer and facilitator for a number of schemes. We are currently developing town and city centre residential sites in Southport and Chester. We are also keeping a watchful eye on other towns and cities as the city living concept develops more widely, fuelled by government brown field development policy, wider environmental issues and transport grid-lock. MPDL has formed several strategic partnerships and is developing sites in Manchester, Wilmslow, Southport and Chester and also to pursue several mixed-use developments in the regions. We often assume the role of Development Manager or Project Manager from the standpoint of safeguarding our own interests and those of our partners in the development process. In this role, with our wide-ranging personal experience in construction businesses, we are very much the poacher turned game keeper. We use our knowledge of banking and specialist property finance to develop innovative financial solutions and a key component of our strategy is to involve existing land or building owners in a share of the profits from the development, efficiently returning additional value back to them. |
